Apartments
General Information
All objects that are in the apartment or on the balcony / terrace may and should be used by guests. Please treat all of the furnishings and inventory with care and look after the apartment. Please ensure that other members of your party abide by the terms and conditions of the rental. If you find anything in the furnishings to be lacking or require assistance, please don’t hesitate to contact us.
Division of Apartments
Our apartments are divided to the floors as followed:
- Lifestyle Apartment (Second und Third Floor)
- Family Apartment (Ground Flour / First Floor)
- Garden Apartment (Downstairs / Ground Floor)
- Mountain Chalet (Next to the main building)
Outdoor Area (Terrace / Balcony / Garden)
All apartments include a outdoor areas like terrace, balcony or garden that is protected from wind and rain and offers seating space for up to 6 people, plus a table. Thanks to a patio heater and subtle exterior lighting you can enjoy a pleasant al fresco evening even when the temperature has dropped below zero.
From the terrace the guests of our Garden Apartments and Mountain Chalet have direct access to the wonderfully authentic Tyrolean surroundings of a large, well-maintained garden. You can relax and enjoy the natural world just steps from your apartment.
Parking in front of the Apartment
Free parking is available directly in front of the apartment house. Additional public parking spaces can be found nearby. Alternatively, you may use the underground parking garage of our partner Alpenjuwel Residenz. Information regarding availability and charges can be obtained directly from the reception upon arrival.
Bedrooms / Beds
All apartments feature three separate bedrooms with comfortable double beds and can accommodate up to six guests.
For children up to the age of 3 years, we are happy to provide an additional baby cot upon request.
Additional sleeping arrangements, such as extra beds, are not available. The sofas in the living areas are intended exclusively for seating and may not be used as sleeping facilities.
Sauna
Tenants in our Lifestyle Apartments and Mountain Chalet can enjoy the opportunity to relax in the peaceful surroundings of the apartment’s exclusive wellness room with private sauna.
Upon request, guest from our Family and Garden Apartments may make use of the wellness facilities in our partner hotel “Residenz Alpenjuwel“. Detailed information will be given at the reception of our partner.
Internet, TV / Radio and Streaming
Every room has free wireless Highspeed Internet (100 Mbps Download) access.
All apartments provide 3 TV Flattscreens in the living and bed rooms. We are able to receive over 100 international TV and Radio channels in the apartments. Furthermore, you have access to the streaming service Amazon Prime Video. The login for the Internet and a detailed listing of the broadcasters can be found in the provided apartment folder.
Ski and Bike Storage Room
A dedicated ski room with ski boot heating is available for the storage of your ski and snowboard equipment. Skis, snowboards, ski boots, sledges and other winter sports equipment can be stored there safely and conveniently.
During the summer season, bicycles can be stored in the lockable storage room located behind the carport.
Please note that no liability can be accepted for the storage of sports and leisure equipment.
Distance to the Ski Lift Station
The metro operates daily from 07:45 to 17:45 between the lower ski lift stations and the apartments: comfortable transport for skiers and snowboarders, free of charge.
The stations ’Kirche (Church)’ and ’Parkplatz (Car Park)’ are approximately 3 minutes on foot from the apartments. The travel time from the apartments to the ski lift is about 5 minutes.

Partner Hotel
Through our nearby Partner Hotel Alpenjuwel Residenz**** (Dorfbahnstrasse 21) you are able to enjoy the conveniences of a hotel despite being completely independent in your apartments.

Sandwich Service
Enjoy freshly baked bread and pastries throughout your stay. Orders can be placed directly with Althaler Bakery (Dorfbahnstraße 23).
Further information regarding the selection, ordering process and prices is available directly at the bakery.
Breakfast
Daily from 07:30 until 10:00 Uhr you are able to use the breakfast offer from our partner “Hotel Alpenjuwel Redisdenz” that is located next to our aprtments. You will be billed for the cost directly at our partner hotel.
Towel Change
According to your need, towels can be changed daily upon request. In order to have your towels changed, please place dirty towels in the designated basket outside your apartment door. When considering whether to have your towels changed, please think about the environment and help to protect our natural resources.
Washing Machine
Upon request, you may use the washing machine downstairs free of charge.
Wellness
Upon request, you may make use of the wellness facilities in our partner hotel “Alpenjuwel Residenz“. You will be billed for the cost directly at our partner hotel.
Waste Disposal and Cleaning
The garbage cans for the waste disposal can be found in the metallic container at the left side of the apartment house (residual and organic waste) and at the entrance of the underground parking of our partner directly opposite of the house entrance (paper, glass, metal and plastic waste).
Guests are expected to leave the apartment in a neat and clean condition. The landlord will carry out a final clean upon the guests’ departure. If required you are able to request additional cleaning services for your apartment during your stay.
Booking
Reservation and Confirmation
For the confirmation of your reservation we will get in contact with you as quickly as possible (usually within 24 hours) and deliver the further processing of your booking by e-mail.

Deposite
For the completion of your booking the deposit of the advanced payment to the stated bank account is required. Corresponding information for your deposit will be received at confirmation of your reservation.
Cancellation
- until 3 months before your arrival the cancellation is free of charges
- 3 until 1 months before your arrival the cancellation costs will be 40%
- 1 month until 1 week before your arrival the cancellation costs will be 70%
- in the last week before your arrival the cancellation costs will be 90%
The cancellation conditions apply to the Austrian General Terms and Conditions for the Hotel industry.
Arrival / Check-In
Check-in time is normally from 16:00, but depending on the departure time of previous guests and the subsequent cleaning, it may be possible that we can have the apartment ready for you earlier. If you want to use your arrival day for skiing or hiking, we can provide you with parking, changing facilities and luggage storage while you are on the mountain. Please let us know your estimated time of arrival in advance so we are able to make your apartment in time ready for you.
Upon arrival, you will receive the keys to your apartment at the reception of our partner hotel “Alpenjuwel Residenz” right next to our apartment house (Dorfbahnstrasse 21). The front desk times are from 08:00 until 20:00. If you arrive outside of the usual check-in time we are able to prepare the key box for your arrival.
Departure / Check-Out
The apartments are to be left by 10:00 on the departure day (later on request and according to availability). Key exchange will be arranged individually. The handover of the apartment is usually done in person at the reception of our partner hotel “Alpenjuwel Residenz”. The keys will be exchanged and your open balance paid. It is not permitted to take away with you any objects, towels, dressing gowns etc. from the apartments.
Payment Methods
The open balance can be paid in Cash (Euro), with Debit or Credit Card (Mastercard, Visa). Foreign currencies aren’t accepted.
Fees / Tourism Tax
The fixed rate for the final cleaning per apartment is € 200.
The tourism tax is € 3,70 per person (from the age of 16) and overnight stay.
Super Sommer Card
During the summer season, you will receive the Super. Summer. Card. of the Serfaus-Fiss-Ladis holiday region for the duration of your stay.
Current information regarding the included benefits as well as the applicable rates for adults (aged 16 and over) and children (aged 6 to 15) can be found on the website of the Serfaus-Fiss-Ladis Tourist Board. Children under the age of 6 receive the Super Summer Card free of charge.
Please note that the Super. Summer. Card. is not included in the accommodation rate and will be charged separately for the duration of your stay.
